Why Villa Majlis Design Requires a Custom Approach

UAE villas vary enormously in their reception room proportions. A 4 x 6 m majlis room in a townhouse demands a completely different approach from a 7 x 10 m ground-floor reception in a standalone villa. Ready-made majlis sets rarely fit either space well — they leave awkward gaps, require cutting, or overwhelm the room with excess bulk. A custom-tailored majlis eliminates every one of these problems by starting from the room dimensions rather than a factory mould.

Step 1: Assess the Room

Before any fabric or colour decisions, gather these measurements and observations:

  • Floor plan dimensions: Total length and width of the room.
  • Door and window positions: Mark their widths and distance from corners. Seating must not block doors or obstruct window opening.
  • Ceiling height: Standard UAE villas have 2.8 to 3.5 m ceilings. Rooms with ceilings above 3 m can carry taller back cushions (up to 110 cm) without feeling top-heavy.
  • Skirting board height: The space between the floor and the base of the wall frame; seating must sit flush to this.
  • Natural light direction: East-facing rooms receive harsh morning sun that can bleach light-coloured fabrics over time. West-facing rooms are cooler in the morning but hot in the afternoon. Orient the fabric selection accordingly.
  • Air conditioning vents: Avoid placing high-back seating directly under A/C vents — constant cold airflow degrades foam over time and is uncomfortable for guests.

Step 2: Choose the Layout

For villa reception rooms, these layouts are most common in the UAE:

Three-Wall U-Shape (Most Traditional)

Covers the wall opposite the entrance and both side walls, leaving the entrance wall clear. Creates a formal, welcoming space where guests seat themselves along the walls and face inward. Best for rooms 5 x 5 m and larger. The central open area holds a low coffee table and allows a server to move freely.

Two-Wall L-Shape (Most Practical)

Covers one long wall and one short wall (typically the corner furthest from the entrance). The most practical layout for smaller villa rooms (4 x 5 m or less). It preserves floor area, keeps the room from feeling enclosed, and still offers generous seating.

Single-Wall Row (Compact Option)

One long wall covered with a continuous seating run. Common in narrow rooms or when a second majlis is desired alongside a larger main reception. Low visual footprint; easy to expand later.

Step 3: Define the Seating Dimensions

Once the layout is confirmed, the tailor will specify:

  • Seat height from floor: Traditional Emirati low seating is 15 to 20 cm. Higher seating (28 to 35 cm) is more accessible for older guests and is common in modernised majlis rooms.
  • Seat depth: 55 to 65 cm for standard adults. Deeper seats (70 cm) allow guests to recline with a cushion behind the back.
  • Back height: 80 to 100 cm total (including seat height) is standard. Taller backs (up to 120 cm) add grandeur to large, high-ceilinged rooms.
  • Corner pieces: Rounded or angular corners — rounded corners look softer and are more comfortable; angular corners use floor space more efficiently.

Step 4: Coordinate with the Room Interior

The majlis does not exist in isolation. Consider:

  • Wall colour: The majlis fabric should either contrast sharply (dark velvet against white walls) or blend harmoniously (ivory fabric against warm beige walls). Avoid mid-value contrasts — they create a muddy, unresolved look.
  • Flooring: Marble or polished tile reflects light upward, which enhances the richness of velvet. Travertine or matte tile absorbs light, making the room feel warmer and more intimate.
  • Chandelier height: The chandelier should sit at least 30 cm above the tallest back cushion to avoid a compressed visual appearance in photographs and in person.
  • Coffee table: For low traditional seating, a table height of 25 to 35 cm is appropriate. For higher modern seating, 40 to 50 cm works.

Step 5: Add Accessories

A completed villa majlis typically includes:

  • Scatter cushions (مرافيق) in 45 x 45 cm or 60 x 60 cm, matching or complementary to the main fabric.
  • A table runner or tray for the central coffee table.
  • A majlis rug — traditionally a Persian or Khorasan-style carpet centred in the room.
  • Wall frames with Quranic calligraphy or geometric art.
  • A mabkhara (incense burner) on a dedicated side table near the entrance.
